Preparing Your Water System for Pacific Northwest Winters
While Pacific Northwest winters are mild compared to other regions, freezing temperatures can still damage your water systems. Proper preparation protects your investment and prevents costly repairs.
Critical Areas to Protect:
1. Outdoor Faucets and Hoses
- Disconnect and drain all garden hoses
- Install insulated faucet covers
- Shut off interior valves to outdoor faucets
- Drain remaining water from outdoor pipes
2. Water Heater
- Flush sediment before winter
- Check temperature settings (120°F recommended)
- Inspect for leaks or corrosion
- Test pressure relief valve
- Ensure proper venting
3. Exposed Pipes
- Insulate pipes in unheated areas (crawl spaces, attics, garages)
- Use heat tape on vulnerable pipes
- Seal gaps where pipes enter walls
- Keep cabinet doors open during extreme cold
4. Water Filtration Systems
- Change filters before winter
- Protect RO systems in unheated areas
- Drain outdoor filtration equipment
- Check for leaks that could freeze
Emergency Prevention:
If temperatures drop below freezing:
- Let faucets drip slightly to prevent freezing
- Keep thermostat consistent day and night
- Open cabinet doors under sinks
- Know location of main water shut-off
If Pipes Freeze:
- Turn off water at main valve
- Open affected faucet
- Apply gentle heat (never open flame)
- Call professional if you can't locate freeze
- Check for cracks once thawed
